Practical help to find leased land

If you are looking for land to buy or lease for your tiny home, there are a few things you need to think about when looking for a site.

ARE THERE ANY COVENANTS ON THE SECTION? 

Land covenants are rules that apply to land and affect how you can use the land. The rules can either make a landowner do something or prevent the landowner from doing something on the land.

IS THE SITE IN A HIGH WIND ZONE?

Will the house need tie downs to help stabilise it during windy days?

WILL THE SITE WORK FOR SOLAR?

If using solar for power does the site get enough unobscured sunlight during the winter months?

IS THERE GOOD CAR PARKING NEARBY?

It can get rather muddy parking on grass during winter and carrying groceries through wet muddy paddocks is not much fun!

HOW WILL YOU GET WATER TO THE HOUSE?

Is there a stream on the property? Could it flood during winter? Will it dry up during summer leaving you without a water source?

WILL YOU HAVE A CONTRACT IF YOU ARE LEASING LAND?

If leasing will you have a written contract to protect the lessee and the lessor? Currently the Residential Tenancy Act excludes Tiny Houses on wheels on leased land.

Ways to find land to lease:

USE SOCIAL MEDIA

Try posting an ad in farming, lifestyle, or trading Facebook groups in the area you are wanting to find land.

CREATE A FLYER AND DO A MAILBOX DROP

Include info about yourself, describe your tiny house, what size area you need, any connections you need, who will be living with you. How long you are looking to lease land? 

FRIENDS AND FAMILY

Try asking around family and friends if they have any suitable land that you could park on
